Here’s what I do instead: before I ask you for anything, I look at your actual listing history — the price relative to what really closed nearby, how it was marketed, what buyers said when they walked through, and how quickly (or slowly) any of that was adjusted. Then I tell you what I see. Plainly. Even if the answer is uncomfortable.

Why didn’t my house sell?
It’s almost always one of four things: the price wasn’t aligned with what buyers were actually paying for comparable homes nearby, the listing didn’t get enough exposure to reach the right buyers, the photos or presentation didn’t do the home justice, or feedback from showings wasn’t acted on quickly enough. Most of the time it’s a combination of two of these — which is exactly what a real audit is for.
What does it mean when a real estate listing expires?
It means the agreement between you and your agent reached its end date without a sale. That’s different from a withdrawn listing (pulled early by the seller) or a canceled listing (mutually ended). Once it expires, it becomes public record — which is why you’ve likely been contacted by a wave of other agents already.
Can I relist with a different agent right after it expires?
Yes. Once your prior agreement has officially ended, you’re free to list with any agent or brokerage you choose, with no required waiting period in most cases. It’s worth double-checking the exact end date on your old agreement before signing anything new.
Should I just lower my price and relist?
Not until you know why it didn’t sell in the first place. If pricing really was the issue, an honest comparison to what similar homes actually closed for is the right move. But if the real problem was marketing, photography, or how showing feedback was handled, cutting the price without fixing those things often means leaving money on the table for nothing.
Why am I suddenly getting so many calls and postcards?
Expired listings are public record, and plenty of agents buy lists of them to cold call or mail immediately. It’s common practice — and it’s exactly why most of that outreach sounds identical and generic. You deserve better than a script.
What should I ask an agent before I relist?
Ask them to explain, specifically, why they think your home didn’t sell — based on your actual listing, not a general pitch. Ask what they’d do differently on pricing, photos, and marketing exposure, and how they’ll act on showing feedback instead of repeating the same approach that already didn’t work.
